There’s a difference between a house that looks modern and a home that is thoughtfully modern — one relies on trendy finishes; the other responds to site, light, and the way you actually live.

Hi, I’m Damian

For more than 12 years, I’ve designed custom homes, modern additions, and whole‑home renovations across Bethesda, North Bethesda, Arlington, McLean, Alexandria, and the wider DC metro area. I’m a residential designer who prioritizes substance over ego. I’m not interested in “signature” monuments — I’m interested in homes that make daily life better: exceptional light, smart layouts, and materials that last.

As an independent designer, I work for you — not for the builder. My role is to protect your vision, your investment, and the integrity of the design from start to finish.

I have a particular passion for mid‑century modern homes — the ranches, split‑levels, and post‑and‑beam houses that define so many neighborhoods in Montgomery County and Northern Virginia. These homes have a soul that most contractors don’t understand. We do.

WHY I CREATED THE MODERN VISION ASSESSMENT (MVA)

Most modern projects don’t fail because of a lack of imagination — they fail because of a gap between vision and execution. Too many great designs get watered down during construction when technical details aren’t locked in or budgets aren’t aligned early.

The Modern Vision Assessment closes that gap. Before you commit to a full design contract or hire a builder, we clarify your site’s constraints, the technical requirements of modern detailing, and a realistic investment range. It’s your project’s roadmap — giving you total clarity so we’re not guessing during construction; we’re executing a precise plan that protects both your vision and your budget.

How to get started

The first step is a free 15‑minute Discovery Call — no commitment required. We’ll talk through your project, your site, and whether the Modern Vision Assessment is the right next step.

The MVA is a $1,500 fixed‑fee consultation that establishes your design program, zoning feasibility, and a realistic budget before you commit to full design. From there, we move into concept design, visualization, technical documentation, permitting, and construction support — all guided by me from start to finish.

I’m not a builder — I’m your design expert and strategic guide. My role is to translate your vision into a thoughtful home that is buildable, code‑compliant, and executed exactly as designed. We focus on the middle ground of custom residential design: high‑level, design‑led work rooted in the reality of your investment. We serve families across Rockville, Bethesda, Arlington, and Northern Virginia.

Working with a small, independent studio offers advantages larger firms and design‑build companies can’t match. You work directly with me — not a junior designer or rotating team.

I have no financial relationship with any contractor, which means my recommendations are always in your interest. And because we take on only five new clients per quarter, every project receives the focused attention it deserves.

For major additions or renovations in Bethesda, Rockville, or Northern Virginia, construction costs typically start around $250,000. RT Studio’s design fees range from 6% to 10% of construction costs depending on the level of service. Every project begins with a $1,500 Modern Vision Assessment that provides a site‑specific budget range before you commit to anything.
