Rollins Hill House

LOCATION: NORTH BETHESDA, MD

A split-level home with an old, disconnected kitchen and a layout that kept the family room, dining, and outdoors all feeling separate from each other. The owners wanted a home that finally flowed.

The kitchen was relocated and opened up to the family room — removing the wall that had been keeping the two spaces apart for decades. The formal dining room, previously underused, became the new kitchen location, giving it natural prominence in the daily rhythm of the house. A sunroom was integrated into the main structure rather than sitting as an afterthought, creating a bright, generous space for entertaining that connects directly to the new pool outside.

The family relocated shortly after the renovation. The house sold for 50% more than its purchase price six years prior.
